FAQ 1: Why don't we have fancy neighborhood signs like the other Plum Grove Hills neighborhood east of ours?
The original developer of this neighborhood was successful without investing in entrance signs. No property was set aside to install these signs. We have checked with the Village, and they would allow us to install signs on the parkway as long as the neighborhood also maintained them and any surrounding landscaping. With enough votes and agreement to spend the money, the PGHOA could make a positive decision to add signs.
FAQ 2: Why can't we swim, boat or skate in/on the pond?
This is first an issue of safety and then expense to the neighborhood. Our insurance policy requires us to forbid any activity in the water. The alternative would be substantially higher rates. Beyond that, the pond is part of the local water management program, handling run-off from surrounding properties and roadways. As such, we can not be sure of the purity and composition of the water from day to day.
FAQ 3: Do I need permission from the PGHOA before I install a fence or add landscaping?
No, not for your own property. The PGHOA has no say, control, or responsibility for what a homeowner does with their own property. The Village of Palatine might and you should always check to see if you need a building permit before making major modifications or additions.
FAQ 4: How is our assessment money spent?
We are responsible for a number of common areas that add aesthetic value to our neighborhood as well as having functional purposes related to water flow in what once used to be a wetland area. The assessment budget is published each year allowing a detailed review, and the major components include landscaping services, plantings, pond maintenance, and insurance. The costs related to maintaining these common areas are spread across 179 homes that make up this neighborhood.
FAQ 5: I am selling my home. How do I obtain a letter that my assessments are up-to-date and the PGHOA has no liens on my property?
Send the PGHOA via email (PGHOA.Directors@gmail.com) requesting a Paid-Up Assessment letter. Provide the Treasurer with your closing date and information on where you need the letter sent.
